I get this question all the time and the answer is - it depends. Some buyers target late winter or early spring so that they can find a home in time for the warm summer months and vacation rental income. Some buyers target the fall and early winter, hedging their bets that the sellers will be more motivated to sell during the cold months when the rental income is slower and the sellers have already made their high season income. For those buying a primary residence, or for those buyers who know exactly what location they prefer and what type of home, the best time to buy will depend on their timeline and on inventory levels. The best time to buy on the Outer Banks will depend on your intended use of the home, your ideal property specs and your own financial situation. I can give insight into the market trends, sales statistics, inventory levels and rental income aspects so that you can determine the best time to buy.

Can I buy a home for use as a vacation rental?

Yes. Many buyers purchase Outer Banks properties to use as vacation rentals, using the short-term rental income to offset the cost of the home. Do I need flood insurance?

How competitive is the OBX market?

The Outer Banks real estate market tends to be busiest in spring, fall and winter, though sales happen all throughout the year. We follow the national trends, becoming more or less competitive depending on the overall economy, interest rates, etc. Updated, well maintained homes in nice locations tend to sell at a premium and quickly. So far for 2026, it is a balanced market in most Outer Banks areas, though we have hot markets in specific price points and neighborhoods. Do I need hurricane insurance?

No. There is no such thing as hurricane insurance. A regular homeowners or dwelling policy will provide protection. The biggest difference to note is that coastal policies can have a different deductible for a "named storm." Talking to an insurance provider is essential to making a smart investment.
